Deferred Equity Program
Deferred Equity is when a portion of your equity is deferred for a certain period of time in the future to facilitate with the sale of a real property. The deferred equity goes towards the closing costs and down payment of the purchase of the property. Rather than a seller take back mortgage where the seller becomes a lender, a seller deferred equity enables the seller to sell their property quickly by becoming an equity partner. They could either charge interest or negotiate a percentage of the future appreciation on the resale value of the home.
This program is designed for sellers who are flexible and would like their property sold quickly. The seller will maintain a little share in the property and earn a small return in the future. A buyer could then occupy the property or have it rented out.
This program works well with those who are not willing to accept an all cash offer at a discounted price, but would like their home sold quickly for a particular reason and don’t mind deferring their equity for the future.
It’s a win-win situation for both the buyer or investor and the home owner.
